This 15,000 SF shell build for a restaurant is a part of a larger mixed use development. A3 Engineering delivered Mechanical, Electrical, Commercial Kitchen design and coordination, translating the program into permit-ready construction documentation. The work was executed within accelerated schedule, permitting / plan check, shell condition constraints, with focused field verification and multidisciplinary coordination to reduce RFIs and rework. A3 Engineering provided MEP design services for the kitchen and dining areas and the scope of work included a building independent HVAC system, Type 1 Cooking Exhaust and makeup air, as well as a pollution control unit to control odors from the exhaust.

Scope

Provided Mechanical, Electrical, Commercial Kitchen engineering design and coordination. Developed new utility distribution and equipment layouts for shell-condition space. Coordinated commercial kitchen ventilation, exhaust, and make-up air requirements. Prepared permit-ready documentation and supported AHJ plan check responses.

Systems

Mechanical, Commercial Kitchen, Electrical

Constraints

Shell-condition space requiring new distribution, equipment selection, and utility coordination., Commercial kitchen exhaust / make-up air coordination, including odor control where required., Permitting and AHJ plan-check requirements (code compliance and documentation rigor)., Accelerated design schedule requiring rapid decision-making and tight consultant coordination., Mixed-use context requiring careful separation of services and coordination with adjacent occupancies.

Outcomes

Coordinated MEP design aligned with architectural intent, Permit-ready construction documents, Right-sized HVAC and ventilation strategy, Code-compliant power and lighting design, Kitchen exhaust and make-up air coordination
