Housing Authority of Los Angeles (HACLA)
This series of projects for the Housing Authority of
Los Angeles involved assessing existing city assets and upgrading brick-and-mortar sites to meet current functional standards and codes. The work included master planning, MEP and technology recommendations, cost and schedule estimating, and implementation of approximately 4,000sf tenant improvements critical
to supporting affordable housing placement for underrepresented individuals.

This series of projects for the Housing Authority of Los Angeles involved assessing existing city assets and upgrading brick-and-mortar sites to meet current functional standards and codes. A3 Engineering delivered Mechanical design and coordination, translating the program into permit-ready construction documentation. The work was executed within tenant improvement, existing conditions, permitting / plan check constraints, with focused field verification and multidisciplinary coordination to reduce RFIs and rework. The work included master planning, MEP and technology recommendations, cost and schedule estimating, and implementation of approximately 4,000sf tenant improvements critical to supporting affordable housing placement for underrepresented individuals.
Provided Mechanical engineering design and coordination. Supported tenant improvement planning and integration with base-building services. Performed existing-conditions verification and coordinated tie-ins to existing infrastructure. Prepared permit-ready documentation and supported AHJ plan check responses.
Low Voltage, Mechanical

Tenant improvement scope requiring integration with base-building services and landlord criteria., Existing-conditions verification and tie-ins to existing infrastructure (field survey / as-built validation)., Permitting and AHJ plan-check requirements (code compliance and documentation rigor)., Accelerated design schedule requiring rapid decision-making and tight consultant coordination., Budget-driven design requiring value engineering without compromising performance or code compliance.
Coordinated MEP design aligned with architectural intent, Permit-ready construction documents, Right-sized HVAC and ventilation strategy, Integration with existing building infrastructure
